Land Use Plan: A comprehensive plan is the cornerstone of the long range-planning process. It addresses population growth, land use patterns and intensity, public services, infrastructure needs, and recommends policies and regulations to implement the plan. A comprehensive plan serves as a policy statement and a guide for future development. Decisions that will affect the type, location, and intensity of development in Laurel Park should be measured against the goals and strategies designated in the plan.
Base Maps: The purpose of these maps is to give a visual idea of the current land use within the parameters of the Town of Laurel Park, NC.
Zoning Ordinance: The ordinance is established for the purpose of regulating the uses of buildings, structures, and land for trade, industry, commerce, residence, recreation, public activities, or other purposes; regulating the size of yards, courts, and other spaces; regulating the location, height, bulk, and size of buildings and other structures; regulating the density and distribution of boundaries thereof; defining certain terms used herein; providing for the method of administration, amendment, and enforcement; providing penalties for violations; providing for a board of adjustment, and defining the duties and powers of said board; repealing conflicting ordinances; and for other purposes.
Subdivision Ordinance: The purpose of this ordinance is to establish standards and procedures for the subdivision and re-subdivision of land within the Town of Laurel Park's jurisdiction. It is further designed to provide for the orderly growth and development of the Town; for the coordination of streets and roads within proposed subdivisions with existing or planned streets and highways, and with other public facilities; for the dedication or reservation of recreation or open space areas serving residents of the immediate neighborhood within the subdivision and of rights-of-way or easements for streets and utilities; and for the distribution of population and traffic in a manner that will avoid congestion and overcrowding and will not adversely affect conditions essential to public health, safety and the general welfare. This ordinance is designed to further facilitate adequate provision of water, sewage, and parks; to facilitate the further re-subdivision of larger tracts into smaller parcels of land; and to protect the natural beauty and the physical and economic resources of the Town.
Stormwater Phase II: In an effort to address and improve water quality, the Federal Clean Water Act requires local communities to develop a program to help manage stormwater run-off and to control non-point source pollutants. Stormwater run-off is water from rain or melting snow that "runs-off" across the land instead of seeping into the ground. This run-off flows to the nearest stream, creek, or lake. On its way, run-off can pick up and carry many substances that pollute water. Creation and implementation of a local Stormwater Management Plan will minimize non-point source pollutants. Phase II of the law covers smaller cities and towns such as Laurel Park. The Town's program addresses the six minimum measures within the program.
